Dewees Real Estate has had a good few weeks in early 2017, as three oceanfront houses sold, one marshfront house is under contract, and two lots sold. We’ve seen an increase in buyers looking to tour the island as well, and we’ve been delighted to help these buyers get in the homes or lots of their dreams this year. In addition, sales prices are creeping up.
Sales Prices for Homes Sold in 2017
239 Pelican Flight sold for $960,000.
371 Pelican Flight sold for $1.25 million.
and 319 Pelican Flight sold for $1.35 Million in only 45 days on the market.
In addition, 314 Old House Lane is under contract.
The average price per square foot of homes sold in 2017 is $344.51. This represents a significant increase over previous years~ in 2013 and 2014 it was $241.74, In 2015 and 2016 that average increased to $270.36 per square foot. Even accounting for the fact that these homes are oceanfront, it is still an increase home sellers can be excited about.
Sales Prices for Lots Sold in 2017
Lot 45, with ocean and marsh views next to Timicau dock sold for $115,000.
Lot 1B DI, on the inlet with dock permit, sold for $350,000.
There is still a bit of inventory available at prices significantly less than when the developer was here. Lot 72, for example, with western impoundment views, is only $60,000.
