Shares In Homes: Fractional Ownership
Fractional ownership is often a more manageable option for owning a beach house on the island. The expenses (dues, insurance, maintenance, taxes) are shared among up to four partners who set their dates of usage in advance. Homes are usually in a partnership or LLC, and most are financed through means OTHER than a conventional mortgage. In fact, operating agreements for most partnerships specifically prohibit using the partnership as collateral for a home.
